Terms & Conditions

Last Updated: October 4th, 2026

These Terms and Conditions describe the use of the TMD Junk website and the general terms for services provided by Timber Moose Dynamics LLC (“we,” “us,” or “our”).

Our services include residential and commercial junk removal, property cleanouts, and light demolition in the Spokane area.

Website Use and Service Agreements

You may use our website to learn about our services and submit inquiries. You agree not to use it for unlawful purposes, submit misleading information, interfere with its operation, or attempt unauthorized access.

Submitting a contact form or requesting a quote does not confirm an appointment or authorize work. Services are confirmed when we agree with you on the project scope, pricing, and scheduling.

These service terms apply when provided to you and accepted as part of your booking or service agreement. Any separately accepted written project agreement controls if it conflicts with these terms.

Customers authorizing services must be at least 18 years old and have authority to approve the work.

Estimates and Pricing

Estimates are based on the information available to us, including descriptions, photos, item volume, material weight, labor requirements, property access, and disposal requirements.

An estimate provided by phone, message, or photos may require adjustment after an on-site assessment. We will confirm the price with you before beginning work.

Our standard junk removal pricing is based on trailer space, with a minimum charge covering one-quarter of the trailer’s capacity. You may use that available space for additional accepted items, subject to safe loading and weight limits.

Heavy materials, special disposal requirements, demolition, or additional labor may require separate pricing. Applicable taxes and additional charges will be disclosed before you approve the work.

If the scope changes or unexpected conditions arise, we will explain any proposed price adjustment and obtain your approval before performing additional work.

Scheduling and Property Access

Appointments depend on availability. Arrival times may be affected by traffic, weather, disposal facility delays, or earlier jobs. We will communicate material scheduling changes as reasonably possible.

You are responsible for arranging authorized access to the property and identifying the items or areas included in the work. Please disclose stairs, restricted parking, locked gates, limited clearances, or other access conditions that may affect the job.

Keep children and pets safely away from work areas. Inform us of known hazards, unstable structures, concealed utilities, or other conditions that could affect safety.

Authorization to Remove Items

By approving removal, you confirm that you own the items or have permission from the owner to have them removed.

Please clearly identify anything that must remain and remove cash, jewelry, documents, and other valuables from items designated for disposal. For electronics, remove personal data before pickup.

If you are arranging a rental property, estate, foreclosure, or business cleanout, you are responsible for confirming your legal authority to dispose of the contents.

Restricted Materials and Safe Loading

We may decline items that are hazardous, unlawful to transport, unsafe to handle, or prohibited by the receiving disposal facility.

Materials requiring advance discussion include suspected asbestos, chemicals, fuels, pesticides, paint, batteries, compressed gas cylinders, medical waste, ammunition, and other potentially hazardous materials. This list is not exhaustive, and contacting us does not guarantee acceptance.

Do not conceal restricted materials within other items.

All loads must remain within applicable weight limits and safe loading requirements. Trailer volume does not guarantee that the same space can be filled with heavy materials. We do not load junk above the trailer walls.

We may pause or decline work if safe handling, loading, transportation, or disposal cannot be arranged.

Light Demolition

Demolition services are limited to the work specifically agreed upon. Unless included in the written scope, demolition does not include reconstruction, repairs, utility work, hazardous material remediation, or structural engineering.

Before work begins, we will identify any required permits, surveys, inspections, or utility disconnections and agree on who will arrange them. Work will not proceed until applicable requirements are satisfied.

If suspected asbestos, concealed utilities, structural instability, or other unexpected hazards are discovered, we may stop work while the condition is evaluated. Changes to the scope, schedule, or price require your approval.

Payment

Unless different terms are agreed upon in writing, payment is due upon completion of the agreed work.

Accepted payment methods, required deposits, and any special billing arrangements will be communicated before work begins. Any deposit will be applied to the agreed project price.

Commercial accounts and recurring services may have separate written payment terms.

Cancellations and Rescheduling

Please contact us as soon as possible if you need to cancel or reschedule.

Any cancellation fee, deposit condition, or charge for reserved resources must be disclosed and accepted before booking. These terms do not create an automatic cancellation fee.

We may reschedule or cancel work because of unsafe conditions, severe weather, equipment issues, inaccessible property, or other circumstances that prevent us from completing the job safely.

If we cancel and cannot arrange an alternative acceptable to you, we will refund payment for unperformed services, subject to any separately agreed and lawful charges for work already completed.

Disposal and Recovery of Items

Items approved for removal may be disposed of, recycled, donated, or otherwise lawfully handled at our discretion. Donation or recycling is not guaranteed.

Once items have been removed and transferred to a disposal facility or another recipient, recovery may not be possible. If an item was included by mistake, contact us immediately so we can determine whether it can still be recovered.

Service Concerns and Property Damage

We take reasonable care when completing work. Please tell us about fragile surfaces, existing damage, or special handling concerns before we begin.

If you believe our work caused damage or did not match the agreed scope, contact us promptly with relevant details and photos so we can investigate and discuss an appropriate resolution.

Refunds or other remedies will depend on the circumstances, the agreed work, and applicable law. Nothing in these terms removes rights or remedies that cannot legally be waived.

Website Content

Website descriptions, capacity examples, photos, and illustrations provide general information. Actual project requirements vary, and an individual estimate determines the agreed work and price.

Our website content, business branding, logos, and Timber mascot artwork belong to Timber Moose Dynamics LLC or their respective rights holders. Commercial copying, modification, or redistribution requires permission, except where permitted by law.

Third-party websites linked from our site operate under their own terms and policies.

Privacy and Communications

Our Privacy Policy explains how we handle personal information.

When you request information or services, we may contact you about that request, scheduling, or billing. Requesting a quote does not automatically authorize unrelated promotional communications.

Governing Law

These terms and accepted service agreements are governed by Washington State law, subject to any applicable mandatory consumer protections.

If a dispute arises, please contact us so we can attempt to resolve it. This request does not restrict your right to pursue available legal remedies.

If any provision is found unenforceable, the remaining provisions will continue to apply to the extent permitted by law.

Updates to These Terms

We may update these terms and post a revised date on this page. Updates will not change an existing accepted project agreement unless both parties agree or applicable law requires otherwise.
